Accurate Valuations – Our property valuers have extensive experience in appraising a property’s value and marketability and will advise you of how best to position your home on the market. Your valuer is then your point of contact for regular communication on how your property marketing is progressing.
Marketing your property – Your property will be heavily marketed across several mediums, including the local newspapers, on www.edwardmellor.co.uk and on www.rightmove.co.uk and throughout all of our Edward Mellor branches. Our best marketing tool though are our Sales Negotiators who are applicant (buyer or tenant) focused. We place a restriction on the number of applicants that any negotiator can work with so that we can ensure that they provide a high quality service to them and match them up with a property as quickly as possible. In your area, there are as many as 20 Sales Negotiators who are working with applicants that may end up buying your property.
Professional Brochures – As soon as you decide to sell your property through Edward Mellor, we will arrange for a dedicated and professional brochure writer to visit your property. As well as preparing the brochure, taking high quality photographs and preparing a floor plan, we are able to undertake a Full Energy Survey in line with legislation due out in June 2007.
Viewers to you – Our negotiators will arrange viewings with their applicants, put them in their car and drive them to your property, up to 7pm in the evening. You can still do the viewing if you choose, but, with a sales professional on hand, you can leave it to us to do the rest. In fact, provide us with a set of keys, stored securely at our offices, and the next thing you know we will have had multiple viewings and found the buyer for you and you need never have conducted a single viewing.
Open longer – You or your buyer can speak to us until 8.30 pm Monday to Thursday or from 9am through to 4pm on Saturday and 1pm to 4pm on Sunday and we will conduct accompanied viewings until 7pm as well.
Sales Processing – Once you have agreed a sale on your property, the process will then be passed to a dedicated Case Handler that will take your transaction through to completion. This means that the whole process is made as efficient and stress free for you as possible and you know that your Case Handler is only working on completions, not sales.
NO SALE NO FEE – You will not be charged for anything until we have done our job, sold your property and contracts have been exchanged.
